Basements

 

Basements are a wonderful addition to any home as there are so many uses for them. They can be used as storage space, refinished to become a family room or den, an extra bedroom for guest or a whole apartment that can certainly increase your income. Whatever you decide to do with your basement will be an improvement on your living space, but putting in a basement apartment is an easy way to help you with your mortgage. This applies especially to places where rents are high along with the mortgages. 

Every basement apartment is considered a separate living quarters and usually contains an independent cooking area, eating area, living area, sleeping area and bathroom facilities. With this comes a bit more responsibility than the ordinary home and there are a few safety tips that apply. Each apartment should have its own entrance and there should be an emergency exit door or window. This is a major concern with this type of apartment. You will find that the height and size for rooms must be maintained, but that the floor space can be much less than the main floor. 

All basement apartments must be fire protected meaning that the floors, walls, and ceilings must be built with fire rated material. You should have smoke alarms in key areas along with carbon monoxide detectors. The installation has to be installed in a manner that can service the basement apartment on its own. There should also be enough windows to give an airy feeling to the apartment itself and a courtyard or terrace that the tenants can use to give them a sense of attachment to the outer world. You would also have to make sure there is ample parking space for the people that will be staying there. You can rent this apartment furnished or unfurnished. You can have the utilities included in the rent or separately. It is all up to you what you want out of the basement you have but you do have a lot of options.
